    Offering spacious open plan living, stylish and modern bathrooms and kitchen, comfortably sleeping 10; the house is the perfect place for friends & families to stay, relax & enjoy.

    The open plan living/dining/kitchen space is spacious and sun lit, with high ceilings and glass sliding doors out to the large front deck and garden.

    With ample bench space for preparation and conversation, the kitchen offers a ceramic cooktop, wall oven, microwave, large fridge and dishwasher.

    The extendable dining table comfortably sits 6, whilst the outdoor setting and bar stools further accommodate additional guests.

    There is a TV with DVD player, ceiling fan, feature wood fireplace and a CD player/radio all provided for guests comfort and enjoyment.

    Bedding configuration offers something for everyone! With a Queen bed in the first bedroom, and a set of bunks plus a single bed in the second bedroom. Separating them is a large wet-room style bathroom providing walk-in shower, vanity and toilet.

    The third bedroom has a double bed, while the fourth bedroom offers a set of single bunk beds and a single bed.

    Linen and towels are provided for the comfort of our guests.

    The second bathroom also has a large corner shower, vanity and toilet. There is a laundry at the front of the home with a top loading washing machine.

    The beautifully maintained garden is fenced from the street at the front, but the property is not fully fenced at the sides and rear; making it unsuitable for pets.

    The space

    A delightful 3 bedroom, 1 bathroom home, our Beach Side Retreat offers the ideal accommodation for couples, families and groups seeking a quiet and peaceful retreat, just moments from the picturesque beaches of Sandy Point.

    Located in secluded Sandy Point, just 200km from the CBD, Beach Side Retreat is the idyllic location; ample facilities and convenience to the entire South Gippsland make it the perfect base for a holiday any time of year. With activities to suit all types of weather and interests, you are certain to have a great time with everything on offer here.

    The House is positioned on a spacious, surrounded by native trees and wildlife. The modern beach house features sunny light-filled living areas that open out onto a large outdoor deck with seating for 8, and a gas Weber BBQ. There is a large indoor dining area and a well-appointed kitchen including a dishwasher and microwave.

    The three bedrooms and shower-room comfortably accommodate up to 6 people, with 2 queen size beds and 2 King single beds in total. The living area has comfortable seating with TV. Board games are also available for guests to enjoy.

    Longer stays are made easier with the washing machine/ironing facility. Pets are welcome; however are not permitted indoors. The fencing around the property is adequately secure for dogs. There is parking to the front of the property for 2 cars and a hot outside shower for the convenience of beach goers and surfers/windsurfers to wash down before heading inside.

    The Picturesque Sandy Point beach is an easy 3 minute walk away at Ned Neales with the patrolled beach 10 minutes walk from the house, opposite the local milk bar.

    Please note; STRICTLY NO SCHOOLIES or BUCKS/HENS NIGHTS. The house is located in a residential area and noise and public disturbances will not be tolerated.

    Guests will have full access to the entire house, excluding a couple of locked cupboards for cleaning & storage.

The central kitchen provides conveniences of modern amenities, coffee machine, dual fridge/ freezer & ice machine, dishwasher and microwave. Ample cookware, crockery, glass wear and cooking appliances are provided for guest convenience.


    The 3 bedrooms that branch off from the second living space offer 2 king singles, 1 double and a queen bed for guests to enjoy. The main bathroom offers a bath and shower, with separate toilet.


    Full laundry facilities including front load washing machine and dryer are provided for guests to use.


    The outdoor enclosed, BBQ area is a welcome place to relax and unwind in the summer months, with a hot outdoor shower to wash off from days at the beach, & outdoor turf to enjoy & play games on. The basketball ring at the front of the house, along with board games and reading material provides additional entertainment, along with 2 televisions and Wi-Fi at the property.

    Downstairs, the slate-tiled entry opens to a spacious living room and two bedrooms — one with a queen bed and the other with two sets of single bunks. This level also includes a modern bathroom and laundry facilities for convenience.

    The inviting living and dining area features a wood fireplace for cozy winter nights and reverse-cycle air conditioning for year-round comfort. The modern kitchen is fully equipped with an induction cooktop, dishwasher, microwave, Breville coffee machine, KitchenAid mixer, quality cookware, and pantry essentials – perfect for home-cooked meals after a day at the beach.

    Off the living room you will find the master bedroom which includes a queen bed, generous storage and a spacious ensuite with a walk-in shower.

    Upstairs, the open-plan family room is bathed in natural light. With reverse cycle air conditioning, this space is perfect all year around. The family room opens onto a large entertaining deck among the treetops.

    THE SPACE

    Located on a dune overlooking Sandy Point township and shallow inlet, this property is set on 4 levels utilising the fall of the land and capturing views from all sides (both from the expansive windows inside, or the conveniently positioned decks outside). 

    Full of natural light and utilising light timber tones, the space is airy and inviting, with two living areas where the kids can be in the rumpus and the adults in the living room or vice versa, there are many entertainment spaces inside and out.

    Each Bedroom and living space offers a split system and a ceiling fan for individual climate control preferences and a wardrobe for your belongings. All quality linen and towels are included for guest convenience. We ask guests to bring their own beach towels for their stay. 

    From the outdoor shower, guests have direct access straight into the wet room located in the laundry making it easy to clean up from a trip to the beach. The laundry is fully equipped with washing machine, dryer and iron. 

    The Rumpus room has 2 Koala sofas which can be made into two very comfortable queen-sized beds; making the sleeping arrangements up to 10 if required. Linen can be provided for sofas, by request. 

    The Kitchen is fully equipped with a coffee pod machine (number of pods included), dishwasher, microwave and induction oven. For the aspiring chefs, we also keep sharp quality knifes on hand! 

    The rear deck has an area of artificial turf and a private yard that is great for the kids, sun baking or an afternoon drink whilst taking in views of Wilsons promontory through the vegetation to the south east. The bar table provides convenience whilst cooking up a storm on the Webber BBQ and for general outdoor entertainment. 

    The front deck on the top level offers spectacular views over Sandy Point township and shallow inlet, with mountain ranges beyond. Providing a great spot to spend an evening; enjoying the brilliant sunsets and starry night skies.

    Nestled into a neat block within a short stroll to the beach, park and local township of Sandy Point, this home is set amongst tee-trees that are abundant with native birdlife and animals.

    The split level layout, light-filled space highlight the timber floors and open plan space in the living area. Tastefully decorated in fresh white earthy tones that are enhanced by the high ceilings in the main living area and the north facing windows flooded with winter sunlight.

    The Kitchen is fully equipped with a large, free-standing oven, choice of Bialetti stove-top coffee makers, dishwasher & microwave. The dining table comfortably seats 8 and for the aspiring chefs, we keep sharp quality knifes on hand.

    Guest comfort is at top of mind with the quality fly screens and double-glazed windows for temperature control, ceiling fans and the enticing wood fired stove when the temperature outside drops.

    The cosy day bed is a welcome retreat on those lazy, warm summer afternoons, with boardgames and reading materials available for guests to enjoy.

    The 3 generously sized bedrooms with ample storage, ensure guests are well catered for. Bedding configuration comprises 2 Queen sized beds and one double bed. Quality linen and bath towels are provided for guest convenience and comfort. We ask that guests bring their own beach towels for their stay.

    The upstairs bedroom enjoys an ensuite for comfort, with a powder room and full bathroom on the ground floor in between the two bedrooms. An additional toilet compliments the convenience factor on the lower floor.

    With 2 outdoor showers, guests are able to rinse off from a trip to the beach and then utilise the convenience of the laundry making it easy to clean up. The laundry is fully equipped with washing machine, clothes line and iron.

    The spacious rear deck is great for the kids, sun baking or an afternoon drink on the timber outdoor furniture whilst cooking up a storm on the Weber BBQ, taking in the birdlife & any visiting koalas.

    The elevated position of the property enjoys the sea breeze, hypnotising sounds of the surf and the magic views of the clear starry night skies and Milky Way from the front and rear deck.

    The driveway to the property is quite steep. Guests are asked to only park on the driveway or use the street parking. Do not park on the lawn/ grass area as there are low-lying pipes underneath that will be damaged by vehicles.

    The master bedroom branches off to the western side of the top level, which features a private outside deck accessible by glass, sliding doors for guests to enjoy the evening sunsets. Indulgently spacious, the master bedroom offers a Queen bed, with a comfortable work desk and WiFi for those needing to work remotely, as well as a walk-in-robe and full ensuite with bath, shower and toilet.

    The positioning of this property is the perfect base for those looking to enjoy the natural beauty of the area; explore the beaches for swimming, surfing, fishing and snorkeling; discover bushwalking trails, birdwatching and wildlife encounters; or try out some of the local wineries, cidery and places to grab a bite to eat.

    To ensure native animals and their environment are not impacted, pets are not permitted at this property and we ask guests to respect this policy.

    Guests will have access to the entire house and yard. There are some locked storage cupboards inside that guests are not permitted to access, as well as the storeroom next to the carport, or the sheds out the back.



    Other things to note


    Due to the closure of the Gippsland Power Stations, during peak times (i.e. the middle of summer) we are prone to power blackouts. Mobile phone coverage can also be poor during times of peak demand, and poor weather condition. Depending on their service provider, guests may experience disruption to their reception. We find Telstra generally provides the best coverage in this area.

    This house has a septic tank. Please ensure only toilet paper is used in this system and all other waste items, are placed into the bins provided.

    This property uses rain water for all of our water. This is perfect for drinking and for guests to enjoy, and we just ask guests to be mindful of their use, particularly in the summer months to avoid wastage.
